HarborWorks
HarborWorks is a community redevelopment project site, created on five adjacent properties at Vineyard Haven Harbor’s epicenter, divided into two areas – HarborWorks and HarborWorks Park. HarborWorks (30-46 Beach Rd.) will feature the MV Ocean Academy (home of the Shenandoah), artist and artisan workspaces, wooden boat building, a public courtyard, public access to the beach and maritime educational programming. HarborWorks Park (20 Beach Rd.) will include a community park, beachfront public performance pavilion, and hopefully the relocated MV Times building with its new state-of-the art digital media lab. HarborWorks Park will be a place for convening the Island’s thought leadership and organizing speaker series on the biggest issues facing the Island. Here Vineyard Lands for our Community will preserve and enhance our rich maritime and Island heritage with an eclectic mix of community uses:
- Home for MV Ocean Academy and the Shenandoah, and workspace for maritime and educational nonprofits
- Maritime educational and internship programs
- An improved and permanent home for Gannon & Benjamin wooden boat builders
- Artist and artisan studios and gallery
- Performance space and pavilion featuring live music, dance, speakers, and public programs
- Public courtyard, access to the beach, and spacious community park for public gatherings and events
- Renovated home for MV Times newspaper and its state-of-the-art digital media lab
- New public pier for Shenandoah and maritime educational programming

PROJECT FACTS
HARBORWORKS (30-46 BEACH ROAD):
- Land Size: 1.1 acres with 235 feet of frontage on Beach Road, 180 feet of beach frontage, and a new pier directly on Vineyard Haven Harbor.
- Building floor area: Approximately 25,000 square feet on two elevated floors.
- Property open space area: 73%. Building footprint: 27%.
- Building height: 35 feet above new grade (allowable is 39 feet). Buildings raised on open pilings above projected flood levels, with parking underneath and concealed by landscaping.
- Parking: 30 covered spaces under the buildings.
- ADA accessible: Entire project meets provisions of Massachusetts Architectural Access Board.
- Energy: Entire project exceeds Massachusetts Energy Code, is 100% powered by electricity (includes solar panels) and has the potential to achieve Net Zero.
- Costs: Land Acquisition & Soft Costs $5M + Construction $20M = Total $25M
- Timeline: Land Acquisition 2025 | Permitting 2026 | Completion 2028
HARBORWORKS PARK (20 BEACH ROAD):
- 28,000 square-foot community park with public access to the beach (92% of property will be open space).
- 700 square-foot beachfront performance pavilion with 300-seat outdoor amphitheater featuring music, speakers, dance, and public programs.
- MV Times building possibly relocated and restored from its current location to HarborWorks Park to include its new digital media lab dedicated to teaching the next generation how to tell the stories and issues of our Island through writing, photography, video, podcasting, and immersive multimedia.
- Van Ryper Ship Models building (aka Althea Designs) moved onto the Park property.
